More Refurbishment

Thanks to a successful grant application made to Cory Environmental Llay Miners will now be able to complete the refurbishment of the exterior of the building. Trustees started the project of refurbishment of the outside of the building in 2000 with funding from the Landfill Tax credit scheme, over the years they have refurbished the front & North Elevation, this was followed by the rear elevation and now most recently following more funding success the South Elevation will be completed. The cost of the final piece of work is just over £120,000 and has been met in full by Cory Environmental.

Upgrade of Fire & Electrical Systems

Following the fire and safety assessment that took place after the fire in the upstairs kitchen recommendations were made from the North Wales Fire Service that involved major upgrades to the fire and electrical systems at Llay Miners. Tenders for this work were put out and prices submitted. An application for funding was submitted to WREN and this proved to be successful with WREN confirming a grant of £28,678 towards overall costs of £34,000, this work will commence by the end of October 2011 and be completed by the end of the year.

The Investigation Upper Floors The group set up their night vision cameras on the landing at the top of the stairs and in the main dance hall area. We also used hand held DVD cameras, digital cameras, voices recorders and our K2 meters. In every investigation we perform a protection prayer to make sure that the group is safe from any spirit or spirits that might want to cause harm to them, but that’s not to say that on some occasions a member might unfortunately get scratched by an unseen spirit determined to leave their mark. The group started their investigation on the upper floors of the building with Nic Fraiepont and Tim Sutcliffe performing a baseline test.

Restoration Works completed

Llay Miners have finally completed the restoration work to the rear elevation of the building. Although plagued by problems the outcome has been worth the wait and the issues. Initially we were awarded grant from the Heritage Lottery and WREN (Landfill Communities Fund) totalling £83,000 this was to refurbish the rear of the building including the windows, gutters paint work and parapets. When the restoration company removed the slates from the roof to repair the gutters they found that the trusses had wet & dry rot in them and there was also a problem with the rear wall so work was halted until a full survey of the problems could be carried out.

FUNDING SUCCESS

After many disappointments with unsuccessful funding applications, including being turned down by the Big Lottery, Semex and CADW. We also withdrew our application to WREN because it was felt that the application wasn’t strong enough and would have been turned down. The Trustees finally have good news in the fact that we have now been successful with an application to the Community Facilities and Activities Programme (administered by the Welsh Assembly).

Restoration Underway

HLFOn Monday 14th July work started on the refurbishment of the rear of Llay Miners Welfare. This will consist of securing the roof, guttering, rendering, balustrade and will also include the removal, restoration and replacement of the original windows in the upstairs function room and will match the work that has previously been carried out on the rest of the building thus securing the future of the Grade 2 listed building for many years to come.

Refurbishment

Llay Welfare was built in 1929 and is a grade 2 listed building. As with any such building the upkeep is continuous and this has been one of the main priorities of the Trustees.

Over the past 5 years refurbishment of the front of the building, to include new windows and specialist treatment to the sandstone balustrade has been completed with funds provided by the WDA.In connection with the One Stop Shop project the land fill tax credit scheme has provided useful funds to tarmac the car park and recently, to comply with the disability act, to install a lift so that the disabled may attend and enjoy the entertainment facilities of the first floor cabaret room.
